1.    Do you require a security deposit?
Yes.  A security deposit in the amount of $1500 is due at lease signing.

2.    Is there an application fee?
Yes.  There is a $30 non-refundable application fee.  This fee helps offset the cost of required background checks.

3.    Do you allow pets?
A small pet (10 lbs or under) is allowed with landlord's approval.  A $500 pet deposit is required.

4.    What are the steps if I decide to rent one of the duplex's?
First, you need to send a signed application with the $30 non-refundable application fee.  You will be notified (within five days) if your application is approved.  At that time, we will need to set up an appointment for you to sign the lease.  At that time, the first month's rent AND the security deposit are due.

5.    How much are the utilities?
This cost varies depending on how much electricity & heat used.  However past averages are available when you contact the appropriate utility provider.  All utility costs are the tenant's responsibility.

6.   Is parking available?
Yes.  Each duplex comes with a one-car garage plus one parking space located behind the unit.  There is a back entrance into each unit as well.   Free parking is also allowed on the street.

7.   Who takes care of maintenance?
A grass mowing service is included.  Snow removal is the responsibility of the tenant.   

ALL interior maintenance, or maintenance to the structure (as outlined in the lease), are the landlord's responsibility.  

All repairs will be taken care of ASAP after the tenant notifies the landlord of the  damage.  The tenant can choose to notify the landlord by phone or by emailing the "Maintenance Request Form".  After the repairs are made, a "Repair Completion Receipt" will be filled out by the person making the repairs and the tenant will need to sign the receipt.   IF the problem needing repair was due to the tenant's negligence, the tenant will be billed for the repair, including materials and labor.
